A professionally installed epoxy garage floor — one that was diamond ground, crack repaired, and finished with a protective top coat — typically lasts many years of normal residential use before it needs attention. Store-bought DIY kits over unprepped concrete often start peeling far sooner.
The difference is almost never the product. It is the preparation underneath it and the top coat protecting it.
The single biggest factor. A mechanically diamond-ground slab gives the coating a profile to bond into. Floors that were acid etched or coated over contamination are the ones that peel early.
A 2-coat system handles everyday use, while a 3-coat system with a moisture barrier adds protection where dampness or heavy use is a factor.
A garage that parks two vehicles daily, hosts a welding bench, or takes trailer traffic wears faster than one used for storage. Wear shows in the top coat first, which is exactly what it is there for.
New England means road salt, freeze-thaw cycles, and slabs that move moisture from the ground up. Moisture testing before coating and rinsing salt off in winter both extend life significantly.
