Slab Condition Guide

Signs your garage floor needs diamond grinding or crack repair

Cracked, pitted, and uneven concrete is normal in this climate — and almost always fixable. Here is how to read what your slab is telling you.

Cracks are common, not a crisis

Nearly every concrete slab in New England has some cracking. Freeze-thaw cycles, road salt, and normal settling all take their toll. Seeing cracks does not mean your garage floor is beyond saving — in most cases it simply means the slab needs proper repair and profiling before a coating goes on.

What matters is catching it before you coat. Damage that is covered up instead of corrected always finds its way back to the surface.

Warning signs checklist

Hairline cracks

Thin surface cracks are extremely common as concrete cures and settles. On their own they are not alarming, but they need to be filled and ground flush before coating or they will show through the finish.

Spalling and flaking concrete

Sheets or chips lifting off the surface usually mean freeze-thaw or salt damage. The loose material has to come off mechanically so the coating bonds to sound concrete underneath.

Pitting and small craters

Pockmarks from salt, dropped tools, or aggregate popping out create low spots that trap dirt and read through a thin coating. They get filled and refined during prep.

Uneven or slick texture

Areas that feel glassy or powdery indicate laitance or old sealer on the surface. Coating over it is the classic recipe for peeling — grinding removes it.

Peeling or bubbling old coating

A previous DIY kit or roll-on sealer lifting off is a clear sign the original prep did not bond. All of it has to be ground off before a new system goes down.

Dark stains that never wash out

Oil and transmission fluid soak deep into bare concrete. Those areas need degreasing and grinding, not just cleaning, before anything is applied.

Efflorescence or persistent damp patches

White chalky deposits or areas that stay damp point to moisture moving up through the slab. That needs testing before a coating traps it.

Why this matters before coating

Grinding and crack repair are not cosmetic steps — they are the foundation the whole floor rests on. Diamond grinding opens the pores of the concrete so the base coat bonds into the slab, and repairs make sure the surface is sound and level before that bond is made.

That is why both are included in every system we install, starting with Essential. Prep is never an upgrade here. See what professional prep involves or compare the packages.

What happens during your inspection
